7 Essential Elements of Home Remodeling

Home remodeling is the process of making additional improvements to your existing house. It is an indication of our emotional attachment to where we live. The process of personalizing ones home can bring both sentimental and monetary value. However, a satisfied outcome is never guaranteed. If you were to ask most people who have gone through the process before, they will likely have a few pointers to share. Here is a list of important topics to consider that will help put together a solid plan for perfecting you next home remodeling venture
Home remodeling is never easy. It requires passion, strategy, hard work, patience, and money. Whether your project involves bathroom restoration, kitchen customization or wood flooring, you can make the task a bit easier if you are able to implement a system that helps to simplify the process and identify possible problems.
Here are seven essential elements of home remodeling that you need to know to achieve a smooth-sailing process of improving your home:
1. Planning
Your project starts with a dream, but you need a careful, specific plan to execute effectively. To begin, you need to identify the specific areas you want to renovate based on the concept that you have in mind.
After this, you need to produce a sketch or a drawing of how your project would look like when finished. If you’re not good in drawing, you can use software on home improvement design to get a better result.
2. Designing
This is the stage where you will need the service of a home remodeling professional, engineer or architect. It involves making a project plan that contains detailed drawings of the project and its specifications. It is the point of reference for the execution of the tasks involved in the project.
You should also consider the space needed for the materials involved in the project. This is very important because it can affect the movement of people as well as the progress of the project itself.
3. Soliciting of Ideas
One of the best ways to avoid the pitfalls of home remodeling is to solicit ideas from friends who have done it in the past. They will be very glad to share their experience and offer good advice on how to avoid the mistakes they have committed.
4. Budgeting
Your project will remain a dream unless you back it up with funds to make it real. Your project plan, which contains the bill of materials, can help to give you an idea of the amount needed for the remodeling job. If you think you need more money than your savings, you might consider applying for a home improvement loan or reduce your cost by opting for cheaper materials. As much as possible, you should not sacrifice quality over price. It will work for you in the long-term.
5. Securing Permit
As a rule, getting the approval of local building authorities is a necessary step before you can begin to make structural changes to your house. It is required for safety purposes.
6. Selecting the Right People
Once you have complied with the earlier steps, its time for you to select the right team to work on your project. Remember, the cost of labor (and sometimes materials) is partly determined by your workers’ skills, attitudes and teamwork. If possible, you should pick a team that is composed of people you know who are qualified and honest. If not, ask your friends; they will be more than glad to help.
For big, high-budget projects, getting the services of a licensed architect and contractor would be the best option.
7. Selecting the Right Supplier
One of the main components of construction is materials. It is also a major cost factor and you should handle it with care. To get your project done at the least possible cost, you should buy your materials from suppliers that can offer the lowest price. You could do this by calling several of them in your locality, to negotiate for a fair price on condition that you will buy solely from that supplier until your project is finished.
These are the seven basic yet essential elements of home remodeling. You need to perform them to minimize problems.…

Bathroom Remodel Disasters

Doing a bathroom remodel can go smoothly or it can be a total disaster. Most remodels people do for themselves lie somewhere in between the two. It is easy to have problems with a bathroom remodel when it is not something you do on a regular basis. Your mind is just not geared to thinking about all the factors that go into reworking a bathroom.
Measuring
There are several cases where poor measuring can be disastrous in doing a bathroom remodel. Your fixtures need to fit. You know this, but you may not remember to take every necessary measurement. Some people get as far as starting to install their toilet before they realize that the measurement from drain to wall is off. The toilet will not fit without moving the drain, so that must be done before the bathroom remodel can be finished.
Some oversized fixtures will not fit in the space you have for them if you have not measured correctly. You may have designed the entire bathroom remodel around the concept of a certain fixture, only to find out that it does not fit. Some fixtures may not even fit through the bathroom door. The whole operation will come to a halt while you decide how to change your plan.
Certain materials must be bought in a piece and must be bought in the right size of piece. If you bought a piece of linoleum for your bathroom it would need to fit perfectly. A disaster would be if you measured incorrectly and bought a piece that was too small. The piece would be worthless in covering the floor for the bathroom remodel, and you would need to buy something else.
An expert in bathroom remodels will make sure that all the fixtures fit and that all the measurements for the bathroom are correct. If something does not fit together the way you wish it to, the professional remodeler will know that fact ahead of time and help you alter your plans.
Plumbing
If you do not work on plumbing often, you might have trouble installing the plumbing. No matter what kind of plumbing you use, you might have trouble with leaks if you are not skilled in installation of pipes. This is a major problem if you are using copper pipes and do not have experience doing them. If the pipes are installed incorrectly, you might get air in them which will lead to rattling pipes.
Another problem is that you might have problems with your drains if they are not plumbed correctly. A stinky bathroom sink drain would be something of a disaster. Someone who does plumbing as a part of their everyday job would know to use a P-trap to keep the smell from rising up through the drain and into the room.
Mold
There is nothing worse in doing a bathroom remodel than thinking you have done a good job, and then having mold show up in your new bathroom. If you hire a home remodeling company, they will make sure that green-board is used rather than plain wallboard. They will make sure that walls behind shower tiles are watertight. They will seal all areas where mold could possibly accumulate otherwise.
Any one of these disasters may be possible to divert when you do your own bathroom remodel. The problem lies in doing the entire job without slipping up on one aspect of the work. You do not do remodeling work every day, so you should not be expected to complete it without a hitch. However, a remodeling company can finish your bathroom remodel quickly and easily.…

Bathroom Makeover Tips Before You Sell Your House

When you’re preparing to sell your home, it’s important to remember that the first impressions you give to prospective buyers are often the ones that last. So it makes sense to undertake simple improvements that can be completed relatively quickly and cheaply in key areas. A bathroom makeover is a great way to improve the look of this part of the house — particularly if you feel that it’s an area that lets the rest of your home down and might put off potential purchasers.
Some homeowners decide to go in for a major rehab project before they put their house on the market. But unless you’re sure that you can recoup the expense that you’d be investing with a full bathroom remodel, it may be better to make cosmetic changes and improve the look of the fixtures and fittings that you already have with some simple cleaning and decorating tactics.
So how do you start fixing up your bathroom to maximize its appeal without having to spend a lot of time and money on a major remodeling project? Here are some suggestions to get you started:
Cleaning: it goes without saying that when you’re getting ready to sell your house, everything needs to be sparkling clean — and this is especially important in a bathroom. As well as the bath tub and sink, make sure the floor mats, walls and countertops are clean. Get rid of lime scale around faucets and plug holes, clean grout (you can find a special grout cleaning pen for the purpose) and polish glass shelves and steel or chrome fixtures.
Check Seals and Fixtures: even if major fittings such as the bath, basin or toilet are in good repair, the seals around them may be damaged or cracked, grungy or leaky. You can remove damaged or badly stained sealant and replace it at little cost, often greatly enhancing the overall appearance. If your bath is worn or chipped, consider having it resurfaced if you don’t want to go to the expense of replacing it entirely. If your faucets are old-fashioned or showing signs of wear and tear, it may be a good idea to invest in new ones.
Resolve Bathroom Moisture Problems: water is a key element in the bathroom, of course. But over time, poor ventilation or leaks can cause water stains, peeling paint or even mold growth. A serious mold problem can require professional inspection and treatment, so it’s important to control humidity levels through good ventilation and use specialist cleaning products to prevent mold growth. Blistering paint or other surface damage may also require treatment.
De-clutter: clear away personal items and toiletries from your countertops. Having clear surfaces may make these areas seem larger and will de-personalize the space, allowing house viewers to imagine their own belongings in the room. For the same reason, it may help to replace your favorite patterned towels or shower curtain with plain white or cream alternatives.…

Replacing Flooring From The 1970s

When it comes to new floors these days there are far many more options available to you than there were even just three decades ago. One example of this is laminate tiles, it is now in widespread use today, yet could not even have been dreamt of in the 70’s, when the main type of wooden flooring was parquet block flooring that was put down with bitumen. Indeed at this time even solid wooden planking to cover over floorboards was a long way off.
The problem was with this type of wooden block flooring is that it was put down to stay down with the bitumen making it virtually impossible to remove, certainly not without major damage.
Around the same time vinyl flooring was also very popular with changes to production methods meaning that a far wider range of colours and patterns became available, and thus vinyl flooring and tiles became far more popular, however again the problem was that it was put down with glue so strong that it is a mammoth task to remove, often taking far longer to remove the old vinyl than to put down the new floor.
Indeed in many older properties both these types of flooring are so time consuming to remove that they are often covered over with the new flooring be it carpet, laminate or another layer of vinyl.
However if you do want to remove the flooring you will ideally need to call in a specialist to remove it, as if you just prise up the older parquet wooden flooring then you will find that the surface of the floor is covered in irregularly shaped pieces of bitumen that will need the use of solvents or a floor sander to make the surface smooth enough to put down any other form of flooring. Although carpet underlay will remove a lot of imperfections, with any other form of flooring such as vinyl or laminate flooring then anything other than a perfectly smooth surface may cause problems. In particular any remaining lumps of bitumen will begin to show through any vinyl floor laid over them.
In either case you may find it far easier to place the new covering over the old one as it may cost a substantial amount to take the old floor up.
Ironically original 1970’s wooden block flooring is now sought after and considered retro, resulting in wooden flooring manufacturers now making replica flooring which true to the 1970’s original wooden flooring and much like modern solid wood, is very hard wearing.…

Major Types Of Folding Beds

Folding beds (also known as fold-away beds) nominally share a common feature in being able to save space by virtue of having a compact storage configuration when not in use. But this single common, well-known feature belies the fact that folding beds are highly varied in their sizes, styles, quality, costs and construction. Therefore choosing the right one entails a bit of thought not only about the bed itself but also the particulars of the surrounding decor and the circumstances of usage. Here we discuss five types.
A “wall bed” is unique amongst folding beds as it completely hides a bed away. But in spite of its suggestive name these beds do not go into a wall, rather they fold up to become part of a cabinet, desk or other furniture. Desk beds convert into desks with the writing surface becoming the underside of the bed when folded out. In the same vein, a cabinet bed has a double identity of a cabinet by day and bed by night. They are a great option for residences short on space that need functionality doubled into each piece of furniture.
Folding beds also come in sofa or love seat forms which have greater portability than wall beds. These are available in the same sizes as standard beds. Additionally, they serve a secondary purpose as sitting furniture when not in use as beds. To assist in their portability, most have wheels that make it easier to roll into and out of storage areas. The sitting surface and the sleeping surface are different with the latter tucked into the innards of the couch when in its storage configuration.
The futon, ubiquitous in college students apartments, serves a dual purpose much like the sofa or love seat bed. The difference is that for the futon the sleeping surface is the same as the sitting surface. Futons vary in price, largely determined by the quality of the layering and fill. The fill has a large effect on the comfort level whether it is functioning as a seat or bed. High quality fill means that the futon stays firm but does not lose its shape over a short period of time.
The simplest type of folding bed for the home is the standalone fold-away cot. It consists of a metal frame that closes up in a standing, clamshell configuration. The mattress may or may not be folded also depending on the model. The advantage of this type of folding bed is that it is straightforward, simple, easy to roll out of sight. There is no need to contemplate whether its unfolded state fits in with the decor of the house. On the other hand, one must find storage room specifically for the standalone cot.
The final folding bed we consider is the travel cot, used by people taking extended camping or road trips and have a vehicle to carry light furniture. The travel cot generally has a very simple, thin mattress, or in the case of camping air beds, an air-filled mattress. It is the most no-frills, valued mostly for its ease-of-portability rather than its comfort level. Travel cots have light-weight construction so are more limited in their dimensions so before purchasing confirm that it will support the height and weight of people who might use it.…
